ABOUT 

The Progressive Land Company, LLC (TPLC) is a Denver, Colorado based land development firm actively seeking land opportunities throughout Colorado. 

 

TPLC was formed to create value through a captive relationship with Lokal Homes. Lokal Homes is one of Denver’s largest private homebuilders delivering over 300 homes per year throughout the greater Denver Metro Area.

 

Although primarily focused on entry level attached housing, Lokal Homes is currently active in single family, townhome, and condominium 

communities. Lokal has deployed a strategy of acquiring fully developed lots through TPLC as its primary land banking partner.

1. Entitlement 100% Complete

2. Signed Sales Agreement with Builder

3. Signed GC & Land Development Agreement

 

General Underwriting Criteria:

1. Shovel Ready at Lot Acquisition 

2. Project Duration: 24-60 Months

3. Targeted Return of Capital/Debt Repayment in 36 Months

 

Acquisition Criteria: 

1. Good Freeway Access

2. Top School Districts

3. Walkable Locations

4. Suburban Infill Locations

5. Home Sales Price $400,000 or Below

6. Average Lot Sales Price $50,000-$100,000
